Rates & terms
What's included in the monthly rate?

CAM is: the upkeep of the compound, gates, cameras, and grounds. VAT is not — it’s added on top of your monthly rate. Electricity for anything you run in your unit is billed to you.

Can I take a cold-ready unit at the dry rate if I won’t use the wiring?

No. Rates are set by the unit, not by how you use it — the cold-ready capability is in the walls whether you plug in or not. If you only need dry space, ask for a Hold; there are eight, and availability is on the Reserve page.

What are the lease terms?

Units are leased on a two-year term at a locked monthly rate. The rate you sign is the rate you pay for the full term.

What happens after two years?

The lease comes up for renewal. We reach out before your term ends to renew — or, if you’re moving on, you give 30 days’ written notice.

What does it cost to move in?

Your first and last month’s rent plus a refundable security deposit, due at signing. The deposit comes back to you when the unit is returned clean and undamaged.

How do payments work?

Monthly, by bank transfer or bank deposit — those are the only payment methods we accept.

What if I pay late?

There’s a seven-day grace period. After that, a 10% late fee applies.

How do I move out?

Give us 30 days’ written notice if you’re not renewing at the end of your term. Return the unit clean and undamaged and your deposit comes back with you.

Access & the units
When can I access my unit?

Any hour, any day, including weekends and holidays. Your personal codes open the walk-in and drive-in gates, and you hold the only key to your unit.

Can I see a unit before renting?

Yes. Say so in your request and we’ll arrange a walkthrough.

Are the units cooled?

Not by default. Eight units — the Vaults and Forts — are cold-ready: wired so you can install and run your own refrigeration or cooling equipment. The eight Holds are standard dry units. The rate doesn’t change based on whether you use the wiring.

Who pays for electricity if I run refrigeration or equipment?

You do. Power for what you run in your unit is billed to you, not built into the rent; how it’s billed is set out in your lease. A 240-volt, 600-amp service feeds the building, and a backup generator carries the entire compound — units, gates, lights, and cameras — so refrigeration continues running through power outages.

How big are the doors?

The 480 sq ft Vaults have a 7 ft 2 in roll-up door; the 360 sq ft Forts and Holds have a 6 ft 4 in roll-up door. Bikes, jet skis, and equipment fit any unit; for a car, the Vault’s wider door is the comfortable fit.

How tall are the units?

18 feet. Bring racking — most tenants store nearly double what the floor area suggests.

Security & conduct
Is there security on site?

24-hour camera security across the whole compound, coded entry at both gates, and a keyed lock on every unit. With sixteen units, we know exactly who should be on the property.

Why do you ask what I’m storing?

Because we’re responsible for everything inside this compound. Sixteen units means sixteen sets of gate codes, and careful tenants are the reason the facility stays secure, clean, and quiet. Every application is reviewed.

Can I share my codes or my key?

No. Gate codes are personal, your key stays with you, and subletting isn’t permitted. If someone else needs regular access, tell us and we’ll set it up properly.

Is there garbage service on site?

No. Tenants remove their own waste — it’s part of how the compound stays clean.

Is my property insured?

The building and grounds are insured; the contents of your unit remain your responsibility. We recommend contents insurance — it isn’t required.

What can’t be stored

Fuels, flammables, chemicals, or explosives · anything illegal or stolen · plants or animals · people — units are not workspaces or living spaces · perishables or anything that attracts pests, unless you’re in a cold-ready unit with working refrigeration and we’ve agreed it in advance.
